LIMITATION TEXT
LM, LIMITED MANUFACTURING
2.07+ ACRES

PROPOSED DISTRICT:  LM, Limited Manufacturing

EXISTING DISTRICT:  R, Rural (formerly split-zoned RI, Restricted Industrial and R4, Residential)

PROPERTY ADDRESS:  211 South Oak Street, Columbus, Ohio

OWNER/APPLICANT:  Worthington Office Park, LLC, c/o Crabbe, Brown & James, LLP, John P. Kennedy, Esq., Michael T. Shannon, Esq., 500 South Front Street, Suite 1200, Columbus, Ohio  43215

DATE OF TEXT:  July 10, 2003

APPLICATION NUMBER:  Z03-013

INTRODUCTION:
This re-zoning involves an odd-shaped parcel (the "Site"), located along South Oak Street on Columbus's far north side.  The Site was recently approved for annexation by the Franklin County Commissioners on or about February 18, 2003.  While in the County, the Site was split-zoned Restricted Industrial and R4, Residential.  The Applicant is seeking a comparable zoning pursuant to Columbus City Code §3310.09.  The intended development is for small, neighborhood scale "flex space"  (i.e., small commercial offices and warehouses).

Directly to the east of the Site is a tract zoned within Sharon Township zoned  LI, Limited Industrial, which is currently developed with an industrial building and machine shop use.   Also to the immediate east is a 100' wide Conrail railroad track.  To the immediate south is property in Franklin County zoned R1, Restricted Industrial, and R4, Residential.  Immediately north of the Site is industrial property with the same "flex space" (small office and warehouse) uses.  The Site is surrounded bounded to the south and west and partial south by properties zoned or used as residential.

By virtue of the 100' railroad to the east, the existing manufacturing uses to the north and east, and the significant screening and buffering (trees, fencing, etc.) being proposed, the Applicant considers this rezoning an appropriate use and zoning classification for this location.  Moreover, the annexation and requested comparable zoning will establish uniformity for zoning and Code enforcement within this commercial/manufacturing district.
