Explanation
Council Variance Application: CV26-063
APPLICANT: Costco Wholesale Corporation; c/o Lawrence Dziurdzik, Agent; 1955 Raymond Drive; Northbrook, IL 60062.
PROPOSED USE: Automobile fuel sales facility.
CITY DEPARTMENTS' RECOMMENDATION: Approval. The site consists of one undeveloped parcel in the L-C-4, Limited Commercial District. The requested Council variance will allow an automobile fuel sales facility in thisL-C-4 district as established by Ordinance #1072-2005 (Z00-039C). A Council variance is required because the L-C-4 district does not allow this use. The site is recommended for “Mixed Use 2” land uses in the Columbus Growth Strategy (2026)(CGS), and is slated to be zoned to the CAC, Community Activity Center District with Zone In, noting that the proposed CAC district will allow fuel sales facilities. The proposed use is consistent with the Columbus Growth Strategy’s land use recommendation, and commits site plans demonstrating adequate landscaping and screening along the Lyra Drive frontage, including street trees, and includes significant landscaping and screening along the northern and western property lines as a buffer between the proposed fuel sales facility and the neighboring residential uses.
