Explanation
Council Variance Application: CV24-156
APPLICANT: Gary K. Dunn; 3060 Abbey Knoll Drive; Lewis Center, OH 43035.
PROPOSED USE: Two-unit dwelling.
FAR EAST AREA COMMISSION RECOMMENDATION: Approval.
CITY DEPARTMENTS' RECOMMENDATION: Approval. The site consists of one undeveloped parcel in the R-1, Residential District. The Applicant requests a Council variance to allow a two-unit dwelling, which the R-1 district does not allow. The site is located within the planning boundaries of the Far East Land Use Plan (2018), which recommends “Very Low Density Residential (<4 du/ac)” land uses at this location. Additionally, the Plan includes complete adoption of the Columbus Citywide Planning Policies (C2P2) Design Guidelines (2018). Staff supports the request as it is consistent with C2P2 Design Guidelines that support higher densities in this classification if they have a high level of aesthetic design similar in housing style, site design, and density of the surrounding neighborhood, and does not introduce an incompatible use to the area.
Title
