Explanation
Rezoning Application: Z26-015
APPLICANT: Dominium; c/o David Hodge, Atty.; 8000 Walton Parkway, Suite 120, New Albany, OH 43054.
PROPOSED USE: Multi-unit residential development.
DEVELOPMENT COMMISSION RECOMMENDATION: Approval (5-0) on August 13, 2026.
NORTHEAST AREA COMMISSION RECOMMENDATION: Approval.
CITY DEPARTMENTS' RECOMMENDATION: Approval. The 30.17± acre site consists of six parcels developed with single unit dwellings in the CPD, Commercial Planned Development District. The applicant requests the AR-1, Apartment Residential District to allow multi-unit residential development. The site is within the planning boundaries of Columbus Growth Strategy (2026), which recommends “Mixed Use 2” land uses at this location. The requested AR-1 District will allow a multi-unit residential development that is compatible with the density and development standards of adjacent multi-unit residential developments, and is also aligned with the City’s objective to provide more housing in all areas of the city. Staff notes that the underlying CPD district allows multi-unit residential units above first-floor commercial uses with no density limitation. A concurrent Council variance is included (Ordinance #2916-2026; CV26-040), and proposes a 318-unit apartment complex with increased building height, reduced building setback line along North Cassady Avenue, a bus shelter within the building setback line, and reduced perimeter yard.
