PROPOSED USE: Single-family residential development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (4-0) on February 12, 2004.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The requested R-2, Residential District to develop the site with single-family residential dwellings is consistent with the development and zoning patterns of the area. Though a letter of commitment, the applicant is committing to provide a minimum separation between the back of the houses and the railroad for the lots adjacent to the railroad.

WHEREAS, application #Z03-101 is on file with the Building Services Division of the Department of Development requesting rezoning of 30.1± acres from R, Rural District, to the R-2, Residential District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the requested R-2, Residential District to develop the site with single-family residential dwellings is consistent with the development and zoning patterns of the area. Through a letter of commitment, the applicant is committing to provide a minimum separation between the back of the houses and the railroad for the lots adjacent to the railroad, now, therefore:


BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBUS:

Section 1. That the Official Zoning Map of the City of Columbus, as adopted by Ordinance No. 0179 -03, passed February 24, 2003, and as subsequently amended, is hereby revised by changing the zoning of the property as follows:
