APPLICANT: Howard F. & Muriel R. Hedrick; 1065 Georgesville Road; Columbus, OH 43228.

PROPOSED USE: Commercial development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (5-0) on July 10, 2008.

GREATER HILLTOP AREA COMMISSION RECOMMENDATION: Approval.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The requested L-C-3, Limited Commercial District will allow commercial development that is compatible with surrounding commercial uses and districts. The limitation text contains use restrictions and customary development standards for setbacks, screening, landscaping and lighting controls. The request is consistent with the zoning and development patterns of the area.

WHEREAS, application #Z06-062 is on file with the Building Services Division of the Department of Development requesting rezoning of 0.73± acres from R, Rural District, to L-C-3, Limited Commercial District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the Greater Hilltop Area Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the requested L-C-3, Limited Commercial District will allow commercial development that is compatible with surrounding commercial uses and districts. With the proposed limitations, the request is consistent with the zoning and development patterns of the area, now, therefore:
