PROPOSED USE: Exercise and gym facility.
CITY DEPARTMENTS' RECOMMENDATION: Approval. The site is developed with a former pharmacy and drug store in the CPD, Commercial Planned Development District. The requested Council variance will allow the existing building to be repurposed into an exercise and gym facility. A Council variance is required because the CPD district only allows pharmacy and drug store uses in addition to associated accessory uses. Staff note that this proposal is consistent with the Far North Area Plan’s (2014) land use recommendation of “Commercial (Community)” land uses at this location and the Plan’s recommendation to reuse existing commercial and office development as appropriate and therefore is supportive of the request. Additionally, the site is under consideration for an updated land use recommendation of “Mixed Use 1” with the Columbus Growth Strategy (2026), which is consistent with the proposed use.

WHEREAS, by application #CV25-128, the owner of the property 711 PARK RD. (43085), requests a Council variance to allow exercise and gym facility uses in the CPD, Commercial Planned Development District; and
WHEREAS, Section 3361.02, CPD permitted uses, prohibits all uses except for pharmacy and drug store uses in addition to associated accessory uses within this specific CPD district, while the applicant proposes to allow an exercise and gym facility within the existing building; and
