PROPOSED USE: Single-family residential development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (5-0) on March 13, 2003.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The requested R-2, Residential District is an appropriate transitional land-use from the more intense manufacturing, commercial and multi-family districts along South High Street corridor to the larger lot single family and farmland uses to the east. The application includes a letter agreeing to restrictions and covenants, including minimum lot size, maximum number of units, minimum building size, and tree preservation and fencing commitments, that will appear on the subdivision plat. The proposal is consistent with the land-use recommendations of the South Central Accord.

WHEREAS, application #Z02-111 is on file with the Building Services Division of the Department of Development requesting rezoning of 60.7± acres from R, Rural District (annex), to R-2, Residential District; and

WHEREAS, the Development Commission recommends Approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the requested R-2, Residential District is an appropriate transitional land-use from the more intense manufacturing, commercial and multi-family districts along South High Street corridor to the larger lot single family and farmland uses to the east.
