Explanation

Rezoning Application: Z25-070

APPLICANT: Custom Home Building Consultants; c/o Gary Dunn; 3060 Abbey Knoll Drive; Lewis Center, OH 43035.

PROPOSED USE: Mixed-use development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (5-0) on May 14, 2026.

NORTH CENTRAL AREA COMMISSION RECOMMENDATION: Approval.

The requested L-M-2, Limited Manufacturing District will allow the site to be developed with less-objectionable manufacturing and office uses. Concurrent Council variance (Ordinance #1613-2026; CV26-030) will allow three dwelling units within a proposed mixed-use building and will reduce required parking, parking setback, loading space, building setback, landscaping, and buffering requirements.
