Rezoning Application Z90-166C
This legislation will amend Ordinance #1302-91, passed June 17, 1991, and subsequently amended by Ordinance #1354-92 on July 13, 1992 to modify development standards in Subarea 2C. The applicant requests to modify graphics, loading dock screening, roof pitch requirements, increase the maximum height of light poles from 28 to 38 feet in interior portions of the parking lot, and to allow shopping cart corrals in parking lots.
CITY DEPARTMENTS' RECOMMENDATION: Approval.
Title
To amend Ordinance #1302-91, passed June 17, 1991, for property located at 5301 NORTH HAMILTON ROAD (43230), by amending the limitation overlay text in Section 19 applicable to Subarea 2C as it pertains to sign setbacks, loading dock screening, maximum height of light poles, and roof pitch requirements for outparcel buildings (Z90-166C).

WHEREAS, Ordinance #1302-91, passed on June 17, 1991 (Z90-166), established the L-C-2, Limited-Commercial, L-C-4, Limited-Commercial, L-C-5, Limited-Commercial, L-M-2, Limited-Manufacturing and CPD, Commercial P1anned Development Districts on property located at 5800 NORTH HAMILTON ROAD (43230), being a part of the total 1,691.37± acres located on the west side of North Hamilton Road north of and adjacent to Morse Road; and
WHEREAS, Ordinance #1302-91, passed on June 17, 1991 (Z90-166), established 42 separate Subareas, each having specific use prohibitions and development standards including building design, height, setback, landscaping, lighting, access and graphics restrictions; and,
WHEREAS, it is necessary to amend Ordinance #1302-91 to modify certain standards included in Subarea 2C including, roof pitch, parking lot lighting height, building setback, sign height and setback and loading dock screening; and,
WHEREAS, the Northland Community Council has approved these amendments, now therefore,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBUS:
