Rezoning Amendment: Z19-064A
Ordinance #0288-2020, passed March 16, 2020 (Z19-064), rezoned 33.98± acres at 2114 Ikea Way, from L-C-4, Limited Commercial District to the CPD, Commercial Planned Development District to allow the site to be developed with limited commercial uses. That rezoning also established use restrictions and supplemental development standards for building height, building setback, parking setback, site access, landscaping and screening, building design, and lighting, and included a site plan commitment. The site contains specific parking setback and landscape buffer requirements within the CPD text that are not able to be met fully. This ordinance revises those specific parking setback and landscaped buffer requirements, and includes an updated CPD plan depicting those revisions. All other sections of Ordinance #0288-2020 remain unchanged and are in effect.

To amend Ordinance #0288-2020, passed March 16, 2020 (Z19-064), for property located at 2114 IKEA WAY (43240), by repealing Section 3 and replacing with new Section 3 to modify the parking setback and landscape buffer commitments with a new site plan of said property within the CPD, Commercial Planned Development District (Rezoning Amendment #Z19-064A).

WHEREAS, Ordinance #0288-2020, passed March 16, 2020 (Z19-064), rezoned 33.98± acres at 2114 IKEA WAY (43240), from L-C-4, Limited Commercial District to the CPD, Commercial Planned Development District; and
WHEREAS, that rezoning established specific permissible uses and development standards addressing building height, building setback, parking setback, site access, landscaping and screening, building design and lighting, and included a site plan commitment; and
