APPLICANT: Ronald L. Williams; 7924 Silver Lake Court; Westerville, Ohio 43082.

PROPOSED USE: Multi-family residential development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (6-0) on March 8, 2007.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The requested L-AR-12, Limited Apartment Residential District would permit a maximum of forty-six (46) multi-family residential units on the 3.84-acre site. The limitation text includes development standards that address applicable Northland Development Standards (1992), including maximum density permitted, lot coverage, sidewalks, street trees, buffering along the south property line, headlight screening, exterior building materials, lighting restrictions, and storage space for each unit. The applicant has filed a companion Council variance (CV04-007) to allow three (3) two-family dwellings and two (2) six-unit apartment houses within a multiple dwelling development with a perimeter yard reduction from twenty-five (25) feet to fifteen (15) feet. With the provided limitations, the proposal is compatible with the zoning and development patterns of the area.
