HISTORIC RESOURCES COMMISSION RECOMMENDATION: Approval.
CITY DEPARTMENTS' RECOMMENDATION: Approval. The site consists of one undeveloped parcel in the R-3, Residential District. The requested Council Variance will allow the site to be developed with a two-unit dwelling. A Council variance is required because the R-3 district only allows single-unit dwellings as a primary residential land use. Variances to required parking and lot width are also included in this request. The site is within the planning area of the Near East Area Plan (2005), which does not reference a recommended land use for this location, but includes recommendations that new housing be consistent with the housing types, density, and development pattern of the neighborhood. City staff supports the requested variance as the proposal is consistent with the housing types and density along Bryden Road. Additionally, the site is within the Bryden Road Historic District, and is subject to review by the Historic Resources Commission for final building design.
