PROPOSED USE: Tire Service Facility

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (6-0) on July 12, 2007.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The site is located in an area of mixed uses, with non-residential uses to the north and east as well as the applicant's existing tire shop to the west and other commercial uses. Single-family dwellings are located across the alley to the east. The proposed L-M, Limited Manufacturing District is compatible with the adjacent single-family dwellings due to the orientation of the bay doors to the north away from the residences. Furthermore, the use limitations and buffering provisions in the text help ensure compatibility with the residences to the east.

WHEREAS, application #Z07-023 is on file with the Building Services Division of the Department of Development requesting rezoning of 0.40± acres from R, Rural District, to L-M, Limited Manufacturing District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the site is located in an are of mixed uses, with non-residential uses to the north and east as well as the applicant's existing tire shop to the west and other commercial uses.
