WHEREAS, application #Z03-004 is on file with the Building Services Division of the Department of Development requesting rezoning of 7.70± acres from C-4, Commercial, P-1 and P-2, Parking, AR-4, Apartment Residential, and R-4, Residential Districts, to CPD, Commercial Planned Development District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the University Area Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend Approval of said zoning change because the mixed commercial and residential uses as proposed are consistent with existing zoning and development patterns of the area and reflect the redevelopment goals of the City of Columbus for this segment of North High Street, including the City's relocation of Pearl Alley. The CPD text provides appropriate use restrictions and development standards that address building and maneuvering setbacks, traffic improvements, parking requirements, building height and design standards, buffering and landscaping. ...
