Explanation

REZONING APPLICATION: Z08-021

APPLICANT: Central Point Shopping Center Limited; c/o Eric Leibowitz; 191 West Nationwide Boulevard, Suite 200; Columbus, Ohio 43215.

PROPOSED USE: Commercial development.

SOUTHWEST AREA COMMISSION RECOMMENDATION: Approval.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (6-0) on August 14, 2008.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The 6.6± acre site is developed with a shopping center zoned in the M-2 Manufacturing District. The shopping center also extends onto adjacent property zoned in the C-4, Commercial, and M, Manufacturing Districts. The applicant is requesting the C-4, Commercial District to conform the shopping center. Retail uses are permitted in the C-4 and M districts, but not in the M-2 district. The rezoning will replace the M-2, Manufacturing District, which is currently adjacent to the single-family residential uses to the south. The request will not introduce a new use and is compatible with development in the area.

WHEREAS, application #Z08-021 is on file with the Building Services Division of the Department of Development requesting rezoning of 6.6± acres from M-2, Manufacturing District, to C-4, Commercial District; and

WHEREAS, the Southwest Area Commission recommends approval of said zoning change; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the request will not introduce a new use and is compatible with development in the area, now therefore:

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBUS:
