APPLICANT: Dominion Homes; c/o Jeffrey L. Brown, Atty.; 37 West Broad Street, Suite 725; Columbus, Ohio 43215.

PROPOSED USE: Single-family residential development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (6-0) on July 10, 2003.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The applicant requests the R-2, Residential District to develop a single-family subdivision. The proposed development is a continuation of an established single-family development to the south and will provide stub streets to the undeveloped land to the north. The site lies within Area E.1. of the Far North Area Plan (1994), which follows Orange Township recommendation of commercial and light manufacturing uses. Deviation from this plan is warranted due to the subsequent development pattern in the area and the establishment of the single-family subdivision to the south.

WHEREAS, application #Z03-018 is on file with the Building Services Division of the Department of Development requesting rezoning of 60.16± acres from R, Rural District, to R-2, Residential District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the proposed development is a continuation of an established single-family development to the south and will provide stub streets to the undeveloped land to the north.
