REZONING APPLICATION: Z05-080.

APPLICANT: Ronald Younkin, Trustee; c/o Dave Perry, agent; The David Perry Company; 145 East Rich Street; Columbus, Ohio 43215.

PROPOSED USE: Multi-family residential development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (5-1) on December 8, 2005.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The requested AR-12, Apartment Residential District mirrors the zoning of adjacent properties to the north and northeast. These properties are developed with apartments and a single-family residence in the AR-12, Apartment Residential District. To the east is a manufactured home development in the MHP, Manufactured Home Park District. To the south is a single-family residence with agricultural uses in Hamilton Township. To the west is an office and a single-family residence in Hamilton Township and undeveloped property, zoned AR-12, Apartment Residential District. The applicant's request for the AR-12, Apartment Residential District is consistent with the surrounding zoning and development patterns in the area.

WHEREAS, application #Z05-080 is on file with the Building Services Division of the Department of Development requesting rezoning of 8.6± acres from MHP, Manufactured Home Park District, to AR-12, Apartment Residential District; and

WHEREAS, the developer has entered into a letter of commitment to be enforced by the Transportation Division regarding the extension of Southpoint Boulevard.; and

WHEREAS, the Development Commission recommends approval of said zoning change; and
