DEVELOPMENT COMMISSION RECOMMENDATION: Approval (4-0) on February 13, 2003.

CITY DEPARTMENT'S RECOMMENDATION: Approval. The applicant requests the CPD, Commercial Planned Development District to develop the site with a car wash and separate convenience store with gasoline sales. The proposal is consistent with the established zoning and development patterns of the area and includes applicable Northland Development Standards as recommended by the Northland Plan Volume II (2002).

WHEREAS, application #Z02-078 is on file with the Building Services Division of the Department of Development requesting rezoning of 6.4± acres from L-C-4, Limited Commercial District to CPD, Commercial Planned Development District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the applicant's request for the CPD, Commercial Planned Development District to develop the site with a car wash and separate convenience store with gasoline sales is consistent with the established zoning and development patterns of the area and includes applicable Northland Development Standards as recommended by the Northland Plan Volume II (2002), now, therefore:
