Explanation

Rezoning Amendment Z94-120C

Ordinance #1170-96, passed June 30, 1996, rezoned 68± acres from the CPD, Commercial Planned Development, and L-C-4, Limited Commercial Districts to the L-AR-12, Limited Apartment Residential and L-C-4, Limited Commercial Districts. That legislation permits the development of multi-family residential and limited commercial uses within three subareas, each having specific use restrictions, development standards and graphics restrictions in accordance with a registered subarea plan and limitation overlay text. The applicant desires to redistribute the property within the L-C-4 district and thereby create a new subarea. This ordinance will amend Ordinance #1170-96 by repealing Sections 1 and 3, respectfully and replacing them with a modified subarea plan and limitation overlay text. This amendment also makes minor adjustments to the text to reflect subsequently platted streets and certain development standards as they pertain to building materials, roof pitch requirements and outdoor display standards in approximately half of the originally approved Subarea 4. All other use restrictions and development standards established by Ordinance #1170-96 will remain in effect.
