CITY DEPARTMENTS' RECOMMENDATION: Approval. Although the Far North Plan (1994) recommends development in accordance with the current zoning districts, development of this site under existing CPD zoning would be challenging due to access and visibility issues related to the severe grade changes between the site and the adjacent Campus View overpass. The proposed L-R-2 zonming would be more compatible with the elementary school to the north, a consideration requested in the Far North Plan.

WHEREAS, application #Z04-060 is on file with the Building Services Division of the Department of Development requesting rezoning of 4.75± acres From: CPD, Commercial Planned Development District, To: L-R-2, Limited Residential District; and
WHEREAS, the Development Commission recommends approval of said zoning change; and
WHEREAS, the City Departments recommend approval of said zoning change because although the Far North Plan (1994) recommends development in accordance with the current zoning districts, development of this site under existing CPD zoning would be challenging due to access and visibility issues related to the severe grade changes between the site and the adjacent Campus View overpass.
