Explanation

Rezoning Application: Z25-015

APPLICANT: ACK Equity Oil LLC c/o Davide V. Cugini, Atty.; 175 South Third Street, Suite 200; Columbus, Ohio 43215.

PROPOSED USE: Single-unit dwelling.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (5-0) on June 12, 2025.

FAR SOUTH COLUMBUS AREA COMMISSION RECOMMENDATION: Approval.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The site consists of one parcel developed with an office within the C-2, Commercial District. The requested R-2, Residential District will allow the existing building to be converted into a single-unit dwelling. The site is within the planning boundaries of the Scioto Southland Plan (2007), which recommends “Office” land uses at this location. Additionally, the Plan includes complete adoption of the Columbus Citywide Planning Policies (C2P2) Design Guidelines (2018). Although the request is inconsistent with the Plan’s recommended land use, Staff notes that the requested residential use is compatible with surrounding zoning pattern and residential uses along this portion of Parsons Avenue.

WHEREAS, application #Z25-015 is on file with the Department of Building and Zoning Services requesting rezoning of 0.17± acres from C-2, Commercial District, to R-2, Residential District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the Far South Columbus Area Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the requested R-2, Residential District is compatible with surrounding zoning pattern and residential uses along this portion of Parsons Avenue; now, therefore:
