Rezoning Application # Z05-023
BACKGROUND:
For the past several months, the City of Columbus Planning Division has been helping to facilitate an area rezoning for certain portions of the Livingston Avenue corridor. The subject area is bound the alley/street north of Livingston Avenue on the north, Fairwood Avenue on the east, Denton Alley on the south, and Eighteenth Street on the west.
This section of Livingston Avenue contains many single and two-family residential structures, yet most of the subject area is currently zoned C4 Commercial. The intent of the area rezoning is to establish a zoning classification that more accurately reflects the existing land use pattern. The proposed rezoning would reclassify 140 parcels to R2F Residential (1-2 family).
This initiative is the result of extensive input and collaboration among a broad base of area stakeholders and community groups. It has received endorsements from the Council of Southside Organizations and the Driving Park Area Commission and has been recommended for Council adoption by the Development Commission.
FISCAL IMPACT:
No funding is required for this legislation.

WHEREAS, Livingston Avenue is a unique and valued parts of the City of Columbus by virtue of it being a mixed-use corridor containing both residential and commercial structures; and
WHEREAS, much of the subject area is currently zoned C4 Commercial, which permits development that is inconsistent with existing development patterns; and
WHEREAS, it is necessary and appropriate for the general welfare of the City of Columbus to undertake a rezoning to promote home ownership, preserve the neighborhoods' character, and protect the existing value of single and two-family properties; and
