Rezoning Application Z98-029A
This legislation will amend Ordinance #1856-98, passed July 27, 1998 which rezoned 244 acres updating development standards for a portion of a 1700 acre tract rezoned in 1990 (Z90-166). The applicant requests to modify graphics, loading dock screening, roof pitch requirements, increase the maximum height of light poles from 28 to 38 feet in interior portions of the parking lot, and to allow shopping cart corrals in parking lots.
CITY DEPARTMENTS' RECOMMENDATION: Approval.
Title
To amend Ordinance #1856-98, passed July 27, 1998, for property located at 5233 EAST DUBLIN-GRANVILLE ROAD (43081), by repealing Section 3 and replacing it with a new Section 3 thereby modifying the limitation text to revise development standards for Subareas 18A, 18B, 18C, 18E, 18F, 18G and 19B. (Z98-029A).

WHEREAS, Ordinance #1856-98, passed on July 27, 1998 (Z98-029), rezoned 244± acres to the L-C-4, Limited Commercial, L-M-2, Limited Manufacturing, and L-AR-12, Limited Apartment Residential Districts on property located at 5223 EAST DUBLIN GRANVILLE ROAD; and,
WHEREAS, it is necessary to amend Ordinance #1856-98 to modify certain standards included in Subareas 18A, 18B, 18C, 18E, 18F, 18G and 19B including, roof pitch, parking lot lighting height, building setback, sign height and setback and loading dock screening; and,
WHEREAS, it is necessary to amend the limitation overlay texts identified in Section 3 of said Ordinance to allow minor modifications, and,
WHEREAS, the Northland Community Council has approved these amendments, now therefore,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBUS:
SECTION 1. That Section 3 of Ordinance #1856-98, passed July 27, 1998 (Z98-029), be amended to read as follows:
