CITY DEPARTMENTS' RECOMMENDATION: Approval. The 2.25± acre site consists of 11 parcels developed with a mix of uses including single-unit dwellings, auto sales, and a billboard, all in the R, Rural District, as the result of annexation into the city of Columbus. The proposed CPD, Commercial Planned Development District will allow limited commercial development, including auto sales and fuel sales, within two subareas. The proposed CPD district allows uses that are consistent with the Columbus Growth Strategy’s (2026) recommendation for “Mixed Use 2” land uses and the development text includes commitments to traffic improvements and buffering and screening from adjacent residential uses. Additionally, request is comparable with the existing zoning and development pattern along this portion of Frank Road.

WHEREAS, application #Z21-046 is on file with the Department of Building and Zoning Services requesting rezoning of 2.25± acres from R, Rural District, to CPD, Commercial Planned Development District; and
WHEREAS, the Development Commission recommends approval of said zoning change; and
