Explanation
Rezoning Application Z05-057

APPLICANT: Village Communities, LLC; c/o David L. Hodge, Atty., Smith and Hale; 37 West Broad Street, Suite 725; Columbus, OH 43215.

PROPOSED USE: Multi-family residential development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (4-0) on October 13, 2005.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The proposed 100-unit multi-family development in the L-AR-12, Limited Apartment Residential District is an appropriate transitional use between existing commercial and existing single family developments in this area. The limitation text provides for adequate screening, landscaping and sidewalks. The site is located within the boundaries of the Far North Plan (1994) in Subarea F2, which recommends neighborhood-oriented commercial for this undeveloped site. A deviation from the plan is warranted because residential single-family development has been established adjacent to the site, to the east. The requested L-AR-12, Limited Apartment Residential District is consistent with the zoning and development patterns of the area.
