Rezoning Application Z12-005

APPLICANT: The Traditions at Worthington Woods, LLC c/o Jeffrey L. Brown, Atty.; Smith and Hale; 37 West Broad Street, Suite 725; Columbus, OH 43215.

PROPOSED USE: Multi-unit residential development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (5-0) on April 12, 2012.

CITY DEPARTMENTS' RECOMMENDATION: Approval. This application is to rezone this site from the L-AR-12, Limited Apartment Residential District to the L-AR-12, Limited Apartment Residential District to allow 20 additional dwelling units to the existing 100 dwelling units for a new total of 120 dwelling units. Because the standards from the previous zoning are carried forth and the development is still within the density requirements of the AR-12, Apartment Residential District, the proposed addition of 20 multi-unit dwellings in the L-AR-12, Limited Apartment Residential District is consistent with the zoning and development pattern of the area.

WHEREAS, application #Z12-005 is on file with the Building and Zoning Services Department requesting rezoning of 10.2± acres from R, Rural District, to L-AR-12, Limited Apartment Residential District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the standards from the previous zoning are carried forth and the development is still within the density requirements of the AR-12, Apartment Residential District, the proposed addition of 20 multi-unit dwellings in the L-AR-12, Limited Apartment Residential District is consistent with the zoning and development pattern of the area., now,...
