CLINTONVILLE AREA COMMISSION RECOMMENDATION: Approval.
CITY DEPARTMENTS' RECOMMENDATION: Approval. The site is developed with an office building in the R-3, Residential District. The requested Council variance will permit conversion of the building into a three-unit dwelling. The site is within the planning area of the Clintonville Neighborhood Plan (2009), which recommends “Mixed Use” for this location. Approval of this request will not add new or incompatible uses to the area. Staff finds the requested variance to be supportable as it will allow the site to be reutilized for a three-unit dwelling which is consistent with the housing types and densities of the surrounding neighborhood.

WHEREAS, by application #CV23-059, the owner of property at 3894 N. HIGH ST. (43214), is requesting a Council variance to allow a three-unit dwelling in the R-3, Residential District; and
WHEREAS, Section 3332.035, R-3 residential district, lists single-unit dwellings as the only allowable residential use, while the applicant proposes to convert the existing building into a three-unit dwelling; and
WHEREAS, the Clintonville Area Commission recommends approval; and
WHEREAS, the City Departments recommend approval because the requested variance will allow the site to be reutilized for multi-unit residential development which is consistent with the housing types and densities of the surrounding neighborhood; and
