CITY DEPARTMENTS' RECOMMENDATION: Approval. The requested rezoning to the CPD, Commercial Planned Development District to add additional permitted uses and for a four-space parking reduction is consistent with the surrounding zoning and land uses. The proposed CPD, Commercial Planned Development District contains development standards that will ensure consistency with the surrounding zoning and land use patterns of the area. The Transportation Division supports the four space parking reduction and believes that it will have no adverse impact on the surrounding properties.

WHEREAS, application #Z03-115 is on file with the Building Services Division of the Department of Development requesting rezoning of 1.0± acres from L-C-4, Limited Commercial Planned Development District to CPD, Commercial Planned Development District; and
WHEREAS, the Development Commission recommends approval of said zoning change; and
WHEREAS, an emergency exists in the usual daily operation in the City of Columbus in that it is immediately necessary to submit for building permit as tenant leases have been signed and client has to deliver a finished building with Certificate of Occupancy not later than 10/15/2004 thereby making this emergency amendment critical for the immediate preservation of the public peace, property, health and safety; and
