PROPOSED USE: Multi-unit residential and commercial development.
DEVELOPMENT COMMISSION RECOMMENDATION: Approval (3-2) on October 14, 2010.
CITY DEPARTMENTS' RECOMMENDATION: Approval. The L-AR-12 portion of the site provides a transition between the existing residences to the north and west and the proposed retail development. The text requires the multi-unit dwellings to be developed before the commercial portion of this site is developed. A 60 foot landscape buffer is also provided between the proposed multi-unit dwellings and the existing dwellings to the north and west. The multi-unit dwellings to the south and the parkland are screened as well. Furthermore, the Department of Public Service, Division of Planning and Operations has determined that the increased traffic from this development can be managed with the improvements the applicant has agreed to. Given all the traffic improvements and buffering provisions, Staff finds the proposed development to be consistent with the established zoning and development patterns of the area.
