Rezoning Application: Z22-084

APPLICANT: Juliet Bullock Architects; c/o Juliet Bullock, Arch.; 4886 Olentangy Boulevard; Columbus, OH 43214.

PROPOSED USE: Residential development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (6-0) on February 9, 2023.

COLUMBUS SOUTH SIDE AREA COMMISSION RECOMMENDATION: Approval.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The site consists of one parcel developed with a parking lot in the C-4, Commercial District. The applicant proposes the R-4, Residential District to permit a four-unit dwelling. The site is within the planning boundaries of the Near Southside Plan (2011), which recommends “Medium Density Mixed Residential” land uses at this location. The Plan also includes the early adoption of the Columbus Citywide Planning Policies (C2P2) Design Guidelines (2018). The requested R-4 district is compatible with the density and residential development pattern in the surrounding area, and is consistent with the Plan’s land use recommendation. A concurrent Council variance (Ordinance #1066-2023; CV22-114) has been submitted to include variances for building setbacks and side yards.
