Explanation
Council Variance Application: CV25-120
APPLICANT: Healthy Homes c/o Gretchen West; PO Box 77499; Columbus, OH 43207
PROPOSED USE: Two-unit dwelling.
SOUTH LINDEN AREA COMMISSION RECOMMENDATION: Approval.
CITY DEPARTMENTS' RECOMMENDATION: Approval. The site consists of one undeveloped parcel in the R-3, Residential District. The requested Council variance will allow the site to be developed with a two-unit dwelling. A Council variance is required because the R-3 district prohibits two-unit dwellings. Variances to reduce required parking, lot width, and lot area are also included in this request. Staff notes that the site previously contained a two-unit dwelling before being removed and finds that the proposal is consistent with the South Linden Land Use Plan’s (2018) recommendation of “Medium Density Residential (10-16 du/ac),” and will not introduce an incompatible use to the area.
