PROPOSED USE: Single- and two-unit dwellings.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (5-0) on October 10, 2024.

SOUTH LINDEN AREA COMMISSION RECOMMENDATION: Approval.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The 0.47± acre site consists of six undeveloped parcels in the C-3, Commercial District. The requested R-4, Residential District will allow development of single- and two-unit dwellings. The site is within the planning boundaries of the South Linden Land Use Plan (2018), which recommends “Mixed Use 1 (<24 du/ac)” land uses at this location, consistent with the allowed uses within the requested R-4 district. Concurrent Council Variance Ordinance #3046-2024 (CV24-090), includes variances to required parking and side yards.

WHEREAS, application #Z24-033 is on file with the Department of Building and Zoning Services requesting rezoning of 0.47± acres from C-3, Commercial District, to R-4, Residential District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the South Linden Area Commission recommends approval; and

WHEREAS, the City Departments recommend approval of said zoning change because the requested R-4, Residential District will allow single-unit and two-unit dwellings on undeveloped parcels, consistent with the land use recommendation of the South Linden Land Use Plan; now, therefore:

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBUS:
