APPLICANT: Darrell Glover; 1209 North Hill Road, #117; Pickerington, OH 43147.

PROPOSED USE: Two-unit dwelling.

SOUTH LINDEN AREA COMMISSION RECOMMENDATION: Approval.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The site consists of an undeveloped parcel in the R-3, Residential District. A Council variance is required because the R-3 district only allows single-unit dwellings, while the applicant proposes to construct a two-unit dwelling on the site. Variances to lot width and required parking are also included in this request. The site is located within the planning boundaries of the South Linden Land Use Plan (2018), which recommends “Medium Density Residential (10-16 du/ac)” land uses at this location, consistent with the proposal and the surrounding development pattern which includes two-unit dwellings. Staff supports the request as the submitted elevation plans are consistent with the Plan’s and the Columbus Citywide Planning Policies (C2P2) Design Guidelines (2018), respectively, and the proposed use will not add an incompatible use to the area.
