Explanation

REZONING APPLICATION: Z06-055.

APPLICANT: Rock Henderson, LLC; c/o Tom Morris, attorney; 1900 Crown Park Court; Columbus, Ohio 43235.

PROPOSED USE: Parking lot.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (6-0) on July 13, 2006.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The 0.032± acre site is developed with pavement of the parking lot from the commercial development to the east which encroaches on the subject property. The site is approximately 247 feet long and ranges from 3.52 feet to 7.36 feet wide. The applicant proposes to deed the site to the owner of the adjacent commercial property, however, a lot split was not allowed because a parking lot for commercial development is not a permitted use in the R-2F, Residential District. The applicant is requesting the C-4, Commercial District, so that the property can be deeded to the adjacent commercial property owner. The proposed development is consistent with the zoning and development patterns of the area.

WHEREAS, application #Z06-055 is on file with the Building Services Division of the Department of Development requesting rezoning of 0.032± acres from R-2F, Residential District, to C-4, Commercial District; and

WHEREAS, the Development Commission recommends approval of said zoning change; and

WHEREAS, the City Departments recommend approval of said zoning change because the proposed development is consistent with the zoning and development patterns of the area. The 0.032± acre site is developed with pavement of the parking lot from the commercial development to the east which encroaches on the subject property.
