PROPOSED USE: Multi-family residential development.

DEVELOPMENT COMMISSION RECOMMENDATION: Approval (5-0) on June 10, 2004.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The applicant is requesting the PUD-8, Planned Unit Development District to develop two four-unit dwellings to provide housing for the developmentally disabled. Staff is able to support multi-family residential land-use because proposed development standards provide mounded headlight screening and extensive landscaping along the west property line adjacent to existing single-family housing, a 34-foot side yard and landscaping along the south property line, and substantial front yards along South James and Scottwood Roads. The site design includes interior and perimeter sidewalks, lighting restrictions and a commitment to a specific front building elevation.
