Explanation

BACKGROUND: This legislation authorizes the Director of the Department of Development to represent the City in entering into an agreement regarding municipal services with the City of Grandview Heights and 1036 Ridge, LLC. The agreement will clarify the jurisdiction and enforcement of municipal building and zoning regulations and the sharing of municipal income taxes and property taxes at 1036 Ridge Street; a .93-acre property located at Waterman Drive in Columbus and Grandview Heights. 1036 Ridge, LLC is the owner of the property and wishes to develop it for commercial office and warehouse use.

The agreement will facilitate redevelopment of the property as the property is situated in both Columbus (.39 acres, contiguous with Waterman Drive and Ridge Street) and Grandview Heights (.54 acres, contiguous with Ridge Street) where the proposed building crosses both municipal boundaries. 1036 Ridge, LLC desires clarification that the agreement will provide and wishes to return the property to productive use. The site is currently vacant.

FISCAL IMPACT: No funding is required for this legislation.

WHEREAS, 1036 Ridge, LLC is the owner of a .93-acre tract of land located at Waterman Drive and Ridge Street at the address of 1036 Ridge Street; and

WHEREAS, the .93-acre tract of land lies partly in the City of Columbus and partly in the City of Grandview Heights; and

WHEREAS, the City of Columbus, the City of Grandview Heights and 1036 Ridge, LLC wish to enter into an agreement regarding municipal services and tax sharing; and
