Council Variance Application: CV17-001

APPLICANT: William Hugus; 750 Mohawk Street; Columbus, OH 43206.

PROPOSED USE: Two single-unit dwellings on one parcel.

GERMAN VILLAGE COMMISSION RECOMMENDATION: Approval.

CITY DEPARTMENTS' RECOMMENDATION: Approval. The site is developed with a two-unit dwelling and a single-unit dwelling zoned in the R-2F, Residential District. The applicant proposes to attach the two existing dwelling units to create one single-unit dwelling (Building A) and to build a second single-unit dwelling over garage parking on the rear of the property (Building B). A variance is necessary because the R-2F district does not permit more than one single- or two-unit dwelling per lot. In addition to the use variance, requested variances to the development standards include frontage, maximum side yard, minimum side yard, and rear yard. This request represents a deduction in one dwelling unit, and the proposal will not add incompatible uses to the area. The request is consistent with recent residential infill development proposals in historic urban neighborhoods, and is supported by the German Village Commission.
