Explanation

Rezoning Amendment Z15-037A

Ordinance # 1706-2016, passed July 11, 2016 (Z15-037), rezoned 78.88± acres from the R, Rural District to the L-R-2, Limited Residential District, and L-AR-12, Limited Apartment Residential districts for single- and multi-unit residential development totaling 418 units (178 single-unit and 240 multi-unit). That legislation contained commitments that prohibited garage-forward design for single-unit dwellings in the L-R-2 district. At the time this legislation was approved, the developer of the single-unit subarea was not identified, and specific model home elevation renderings were unavailable. This legislation will amend Ordinance # 1706-2016 by modifying the Limitation Text to permit certain model homes with a garage-forward design in order to meet the marketing needs of the developer. Planning Division Staff has reviewed the elevation renderings for consistency with similar proposals in the area and applicable Traditional Neighborhood Development criteria, and supports deviation from this provision with the inclusion of the attached elevation renderings in this ordinance. All other aspects of Ordinance # 1706-2016 remain in effect and are included in this amendment.
